Customer Storage Services Terms - PT Ruang Titip Bali

Last updated: 26 October 2026

1. The Services

1.1

PT Ruang Titip Bali ("we", "us") provides secure storage services to you (the "Services"). The Services are: acceptance of your goods into our secure storage facility (the "Facility"); allocation of a storage unit or container (the "Unit") as the means of delivering the Services; controlled access systems; CCTV monitoring; security, lighting, cleaning and pest control; and customer support.

1.2

These Terms, together with the contract you accept online (the "Contract"), form your agreement with us (the "Agreement"). If the Contract and these Terms conflict, the Contract prevails for the Unit, price and dates it states.

1.3

Allocation of a Unit is a way of delivering the Services only. The Agreement is a contract for services. It is not a lease, tenancy or rental of space or land, and it gives you no leasehold, possessory or other property interest in the Facility or any part of it.

1.4

We may move your goods to a comparable Unit in the Facility on reasonable notice where operations require it. We will pay the cost of the move.

2. Contract, Term and Fees

2.1

You enter the Agreement when you accept these Terms and the Contract online. Services begin on the Start Date in the Contract and continue month to month until ended under Section 10.

2.2

You must pay in advance: the first month's fee, any deposit and any administration fee shown in the Contract, on or before the Start Date.

2.3

Monthly fees are payable in advance on each billing date by a payment method we support. Fees shown to you include applicable taxes.

2.4

Fees paid are not refundable for part-months. If you end the Agreement mid-cycle, the Services run to the end of the paid period.

2.5

A late payment fee of IDR 100,000 applies each time a payment is 7 days late. You must also pay our reasonable costs of collecting unpaid fees and enforcing the Agreement, including notices, debt collection and legal fees.

2.6

A deposit, if any, is refunded within 30 days after the Agreement ends, less any unpaid fees and the cost of cleaning or repairing the Unit.

2.7

We may change fees on 30 days' written notice, effective from your next billing date after the notice period. If you do not accept the change, you may end the Agreement under Section 10 before it takes effect.

3. Access and Security

3.1

You may enter the Facility and your Unit during the access hours we publish, using the credentials we issue. Credentials are personal to you. You are responsible for anyone you allow to use them.

3.2

You supply your own lock and are solely responsible for locking the Unit whenever you are not in it. You must not put a lock on the position we reserve for our own lock. We may cut off any lock placed there at your cost.

3.3

We may suspend your access to the Facility or the Unit, or place our own lock on the Unit ("overlock"), if: fees are overdue, as set out in Section 9; we need to do so for safety, maintenance or an emergency; or we reasonably suspect a breach of Section 5.

3.4

We are not liable for loss caused by being unable to enter the Facility or the Unit, whatever the cause, except where Section 7 says otherwise.

3.5

Items left in common areas or outside the Unit may be moved or disposed of at once at your cost.

4. Your Goods

4.1

You confirm that the goods you store are yours, or that you are legally entitled to store them and to deal with them under the Agreement.

4.2

You keep ownership, custody and control of your goods at all times. We do not know what is in your Unit. We do not take possession of, inspect or accept custody of your goods, except as Sections 8 and 9 allow. The Agreement does not create a bailment or safekeeping (penitipan) obligation beyond the facility services in Section 1.

4.3

Your goods are stored at your sole risk. You are responsible for loss, theft, damage and deterioration from any cause, including fire, flood, leaks, damp, heat, pests and force majeure, except where Section 7 says we are liable.

4.4

We strongly recommend you insure your goods. Insurance is optional and is your responsibility, unless you buy cover we offer.

5. Prohibited Goods and Activities

5.1

You must not store, bring into the Facility or allow in your Unit any of the following:

  • Dangerous goods: aerosols and compressed gas; petrol, diesel, kerosene and any other fuel (fuel tanks must be drained); LPG and gas cylinders; paint, thinner and solvents; cleaning chemicals, pesticides and fertiliser; matches, lighter fluid and fireworks.
  • Toxic, corrosive and oxidising substances: poisons, acids, bleach in bulk, pool chemicals, and anything marked toxic, corrosive or oxidising.
  • Batteries: loose or spare batteries of any kind, including car, motorcycle and lithium batteries. A battery built into an ordinary device, such as a laptop or phone, is allowed if the device is switched off. Electric bikes, scooters and vehicles need our written agreement first.
  • Explosives, ammunition, firearms and weapons of any kind.
  • Illegal goods: narcotics, contraband, counterfeit goods, stolen goods, and anything you do not lawfully hold. Waste of any kind.
  • Perishables and living things: food that can spoil, plants, animals, and anything that smells, leaks or attracts pests.
  • Valuables: cash, bearer instruments, deeds, jewellery, furs, art and items of exceptional or sentimental value, unless we agree in writing.
  • Goods that need power, gas or water to stay in good condition. Fridges and freezers must be empty, clean, switched off and left open.
5.2

You must not do any of the following in the Facility or in your Unit: live, sleep or stay overnight; cook, or use any open flame or heater; keep or bring animals; smoke or vape; work, run a business or meet customers; charge batteries or run any electrical equipment.

5.3

You must use the Unit only for storage. You must not sublet it or share access for money.

5.4

You are liable to us for any loss, damage, fine or cost caused by goods or activity in breach of this Section.

5.5

If we reasonably believe you are in breach, we may suspend your access and overlock the Unit (Section 3.3), enter the Unit and inspect it as Section 8 allows, remove or dispose of the goods at your cost, report to the authorities, and end the Agreement at once under Section 10.2. Fees already paid are not refunded.

6. Your Obligations

6.1

You must keep the Unit locked, clean and in good repair. You must not fix anything to the Unit, or damage or alter it, without our written consent. If you leave the Unit dirty or damaged, we may keep your deposit, charge a cleaning fee and recover the cost of repairs.

6.2

You must follow the facility rules and the reasonable directions of our staff.

6.3

You must tell us in writing within 48 hours if your address, phone number or email changes, or those of your alternate contact person.

6.4

You allow us to discuss any default with the alternate contact person named in the Contract.

6.5

You may not transfer the Agreement to anyone else.

6.6

You must comply with all laws that apply to your goods and to how you store them. You are responsible for any breach and its costs.

7. Our Liability and Indemnity

7.1

We are liable only for direct loss to your goods caused by our proven negligence or wilful misconduct. Our total liability is capped at the greater of IDR 10,000,000 and 3 months' fees.

7.2

We are not liable for indirect or consequential loss, loss of profit, or loss of goods stored in breach of Section 5.

7.3

You must compensate us for any loss, damage, injury or claim to us, the Facility, other customers or third parties that results from your use of the Unit, your goods, or your access to the Facility, to the extent the law allows.

8. Inspection and Entry

8.1

We may inspect or enter the Unit for maintenance or inspection after giving you 21 days' written notice.

8.2

In an emergency, where the law requires it, or where we reasonably believe property, the environment or human life is at risk, we may enter the Unit at once, using necessary force and without notice. We will tell you as soon as practicable afterwards.

8.3

If goods are damaged by fire, flood or another event so that they are, in our reasonable opinion, severely damaged, of no commercial value or dangerous to the Facility, people or other customers' goods, we may dispose of them without prior notice. We will notify you within 7 days.

8.4

If we reasonably suspect illegal goods or activity, we may enter the Unit, inspect it, hand goods to the authorities and remove or dispose of goods at your cost. We may do this at any time, even if we could have acted earlier.

8.5

When we enter your Unit under this Section, we will record who entered, when and why.

If we cannot reach you, we hold it for 12 months and you may claim it in that time. You remain liable for any shortfall.

9.3

11.1

We send notices by email, SMS or WhatsApp to the contact details in your account, and by registered post where Section 9 says so. You agree to receive notices electronically.

11.2

If we cannot reach you, a notice is treated as given once we send it to your last notified contact details or to your alternate contact person.

11.3

Notices from you to us must be in writing and actually received. We may tell you which method to use.

11.4

Where there is more than one customer on the Contract, a notice to or from one is enough.

11.5

We may send you STOW news and offers by email, SMS or WhatsApp. You can opt out at any time: untick the box when you sign up, or tell us later. A reminder or a payment notice is not marketing.

12. Personal Data and CCTV

12.1

We process your personal data, including ID documents, payment details, CCTV footage and access logs, to deliver the Services, keep the Facility secure, collect fees, and meet our legal duties. We do this under Law No. 27 of 2022 on Personal Data Protection and our Privacy Policy at stowbali.com.

12.2

CCTV covers the entrances, exits, corridors and common areas of the Facility. It does not cover the inside of your Unit.

12.3

With your consent, given when you accept the Contract, we may check your details with a credit or default-checking service to assess payment risk, and share them with that service in confidence.

13. General

13.1

The Agreement is the whole contract between us. You confirm you have asked all questions you need to before accepting, and that no verbal promise outside the Agreement applies. If we delay in using a right, we do not lose it.

13.2

If any part of the Agreement is invalid, the rest stays in force.

13.3

We may update these Terms by notice. If you keep using the Services after the effective date in the notice, you accept the update. You may end the Agreement under Section 10 instead.

13.4

Governing law is the law of the Republic of Indonesia. The parties first try to settle any dispute by mediation with an independent mediator. If that fails, the dispute goes to the Denpasar District Court.

13.5

These Terms are provided in Bahasa Indonesia and English. The Bahasa Indonesia version prevails.
